If you’re looking to increase your property’s investment potential, Knight International offer a Rental Management Programme, in which we’ll actively market your property to maximise the amount of rental bookings it receives each season.
Introduction
With tourist figures on the increase, low cost airlines flying from the UK, and Bulgaria able to join the EU in January 2007, demand from travelers for rentable accommodation looks set to steadily increase. The figures below have been set out to give an example of the net returns you would receive for typical season periods after management fees and agent fees of 20% have been deducted.
Mid Season (May 1st – June 30th) (September 1st – October 31st)
Studio apartments €216 per week €30.00 per night
One bedroom apartment €280 per week €40.00 per night
Two Bedroom €336 per week €48.00 per night
High Season (July 1st – August 31st)
Studio apartments €270 per week €38.00 per night
One bedroom apartment €350 per week €50.00 per night
Two Bedroom €420 per week €60.00 per night
Knight International has over 20 years’ of experience in marketing apartment rentals in Europe and the USA and are confident in our ability to market your property. With access to the Global Distribution Services that are used by travel agents the world over this alone ensures that your property will be seen by thousands of potential rental customers.
Our new Bulgaria rentals website will showcase all the resorts in Bulgaria that we represent and we will take bookings on your behalf online. As well as a commitment to market the website online through the major search engines and directories, we also work on creating partnerships with other companies which attract the right audience mix. For example we have an online partnership with Wizz Air, the latest low cost airline to fly to Bulgaria, and anyone searching for a flight to Bulgaria will see banners to our rental website on the home page.
Knight International will manage all bookings on your behalf and upon final payment you will receive the rental income directly into your bank account.
What you need to do
Your property will be marketed as a premium property and as such it must meet certain criteria. We have a list of what we consider minimum furnishing requirement for premium apartments and properties must be fully equipped with linens, crockery, cutlery etc.
Our team in Bulgaria will ensure that all properties meet this level.
If you have an unfurnished property or you feel your current furnishing may not be of premium quality then you are welcome to take advantage of our furnishing service to save you time and money. If you choose to purchase one of the Knight International furnishing packages then our Bulgarian team will deliver and unpack the package at your apartment.
Your property and contents must be insured and maintenance fees must be paid up-to-date.
Finally to eliminate the possibility of double booking and for security reasons of the apartment and its contents Knight International are to act as the only rental manager for the property.
